After the client settles into their accommodation, we begin our property tours of our projects in Antalya, showing the client all the apartments, projects, and villas that perfectly suit their needs and budget. In addition to the property tours, we also conduct a city tour to introduce the client to its facilities, areas, and most popular places to visit. If no agreement is reached on any of the projects reviewed, our company will cover all airport transfers, property tours, and city tours.

However, if an agreement is reached on any of our properties, and a title deed is drawn up and a deposit paid, the costs of accommodation (hotel or hotel apartment) for three days will be added to the above.

Residence permit in Türkiye

There are many reasons why Turkey is a top choice for residency, whether short-term or permanent.
Perhaps the most important reasons are purchasing property for settlement or investment, residing for tourism, medical treatment, study, or work. Therefore, the first thing a foreigner intending to reside in Turkey thinks about is obtaining a residence permit (Oturma izni).

Simaz Real Estate has a specialized team of consultants who handle all aspects of obtaining residency permits from start to finish, including preparing the necessary documents, securing health insurance, and accompanying the client to their appointment.

Types of Residency in Turkey:

1. Real Estate Residency: After obtaining the title deed, our company obtains real estate residency permits for the owner and their family for a period of two years.
2. Tourist Residency: For tourism purposes, valid for 1-2 years.
3. Student Residency: Valid for the entire duration of university studies.
4. Family Residency: This is a residency permit granted to a foreigner married to a Turkish citizen, valid for 3 years. 5. Work Permit: This permit is issued to foreigners working for Turkish companies and grants them the right to work in Turkey.

Required Documents for Obtaining a Permit:
1. Passport with at least two months of validity remaining.
2. Valid entry visa to Turkey.
3. Title deed (Tapu) or notarized lease agreement.
4. Four passport-size (biometric) photos.
5. Health insurance covering the required period (one or two years).

Health insurance in Türkiye

Perhaps the most important step during the property purchase process in Turkey, and the final step following the tours, agreements, appraisals, and all pre-purchase matters, is the transfer of property ownership to the buyer's name.

Therefore, Simaz Group Real Estate offers a service for transferring ownership and obtaining the Tapu, i.e., registering the property in the buyer's name.

The process begins with the free real estate tours we offer to clients to view our available properties and projects. After agreeing on a suitable property, a preliminary purchase contract is drawn up, and a deposit is paid until the buyer prepares the full amount.

Meanwhile, the Simaz Group team verifies that the property is free of any problems or mortgages at the Tapu Directorate. They also confirm that the municipality and the Public Works Department have approved the construction in full. After that, a real estate expert's report is prepared, which will assess the true value of the property for registration on the title deed.

Then, an appointment is obtained with the Tapu office responsible for the property, and with a sworn translator present, the title deed is obtained within just one day. (The title deed) is in the buyer's name completely and completely clean.

Legal translation in Türkiye

Simaz Company pays close attention to all matters concerning its valued clients, especially those coming to Turkey from abroad, as they may not be fluent in Turkish and may lack knowledge of most laws pertaining to foreigners in Turkey. Therefore, our company has ensured the availability of a specialized team of consultants experienced in all matters related to foreigners in Turkey. Translation of official documents by a certified sworn translator authorized by official departments and notarization. 2. Subscription to water, gas, and electricity

After purchasing the property, you will have your title deed (Tapu). Then, we will begin the process of obtaining electricity, water, gas, and internet subscriptions. Simaz Group can obtain all subscriptions on your behalf if you grant us power of attorney. DASK (Natural Disaster Insurance): This insurance is mandatory and provided by the state. It is valid for one year only and must be renewed annually before the end of the policy period. Therefore, we must obtain DASK insurance first to receive the subscriptions. Required documents for applying for subscriptions: 1. Mandatory DASK disaster insurance. 2. Photocopy of the title deed (Tapu). 3. Photocopy of passport or residence permit, if applicable. 4. Housing permit. 5. Personal phone number.

Real Estate Appraisal

Real Estate Appraisal is one of the services offered by Simaz Real Estate.

Real Estate Appraisal: Obtaining a property appraisal report is now mandatory for every property sale to foreigners, effective February 15, 2019.

The report is prepared by two appraisers certified by the State Property Registration Authority (SPK). Both appraisers are sworn in and accredited.

One appraiser verifies the plans and registration information at the municipality and the Land Registry Office (Tapu) to ensure the accuracy of the registered information and that the property is registered correctly. They visit the property and verify that the property’s value and price match the registered price.

The government aims to use this procedure to determine the market value of the property, rather than relying on the advertised value, thus accurately determining the tax liability. This also offers significant benefits to foreign buyers, as the report includes all relevant information about the property.

The report takes two days to prepare. When you request a real estate appraisal report, the appraiser personally inspects the property, takes photographs, verifies the registration at the Land Registry Office, and finally, checks the plans registered with the municipality. The appraiser then compiles comparative prices.

The report is 20 to 35 pages long, and the cost of the real estate appraisal is between 1,000 and 1,300 Turkish Lira.

The real estate appraisal report includes:
– Title deed information, location on the map and its details, actual photos of the property, prices of similar properties,
approximate property value, verification of debt status, and verification of technical requirements with the municipality, housing authority, land registry, and the General Directorate of Land Registration.
